UK lettings legislation has changed significantly in recent years. Brockhurst Property monitors regulatory changes and ensures your tenancy remains fully compliant — protecting you from fines, disputes and void periods.

Right to rent checks

Mandatory identity and immigration status checks on all adult occupants before tenancy start.

Deposit protection

All deposits registered with a government-approved scheme within 30 days, with prescribed information served to tenants.

Gas and electrical safety

Annual gas safety certificates and five-yearly EICR reports arranged and tracked. We chase renewals before they expire.

EPC compliance

Properties must meet minimum EPC rating E to be legally let. We advise on your current rating and any improvements required.

We contact the tenant immediately and follow a structured arrears process. We can also advise on rent guarantee insurance before the tenancy begins, which covers you if a tenant defaults.

Do I need to be a hands-off landlord to use full management?

Not at all. Many of our landlords prefer to stay informed — we send inspection reports, maintenance updates and monthly statements as standard, so you're always in the picture.
